when you first build a building there is a part where it says selling building what does the selling buildings do?

You can sell your buildings. At the beginning you can sell them to the system. And later on, from the level Manager onwards, you can sell buildings either by contract to another user or via the market (you will see the buildings market, however, only if you achieved the manager's level).

Does level upgrade also unlock the grocery shops to sell more than one item?

No, you can always sell just one item at the same time. That does not change during the game.
